We are always adding potential tenants to our growing database - do we have your next tenant already? We send out an average of 800 schedules during the first week of your property going ‘live’ – we’re not starting from scratch.

You want your property to look its best before showing it off to the world and our photo presentation of properties are at an industry leading standard – we take our time over this – it’s important as first impressions count and this is the bait that attracts viewers.

We’ll carry out all the viewings for you, giving us an opportunity to meet, and find out more about them, and whether they are the right match and profile for your property. If they want to go ahead we’ll find out even more, and conduct a full credit/reference check. This is a key stage and making sure we find you the right tenant is our main aim. We’ll feedback our recommendations before making a decision.

Inspections

Once they have moved in, we’ll carry out regular inspections, making sure your property is being looked after - we don’t want any surprises when they move out. And whether they are moving out or staying on, we’ll know in plenty of time (our automated system will tell us) and make sure we either re-negotiate with the current tenant or re-market to find a new one.

The Legal Bits

First time you have let or not sure what you need to do? Don’t worry, we’ll keep you right. Let us take care of all the paperwork and legal requirements – tenancy agreements, inventory, gas & electrical certificates, council tax enquiries, utility changeovers etc.

Keeping track of who’s paid what and when is important, so we’ll provide you with financial statements when you need them – monthly, quarterly, annually – whatever’s best for you.
